Cinco Ranch Residential II Association Special Meeting Notice:
When: Thursday, August 15, 2019, at 7:00 PM at the Cinco Ranch Lake House.
 
The purpose of this meeting of the Members is to discuss proposed plans and funding sources for replacement of damaged and failing fencing along major thoroughfares and public spaces in Cinco Ranch. The replacement of the fencing will most likely cause an increase in either your HOA Assessment or MUD tax rate. This meeting is to discuss the best path forward with residents. Representatives from Cinco Ranch Southwest Municipal Utility District No. 1 and the Cinco Ranch Residential II Association will be in attendance to present the plans and answer questions.  All Cinco Ranch Residential II property owners are encouraged to attend.

For the first time this year, last month’s sales did not outpace last year. In fact, there was a 3.4% decrease. Never fear though, Houston is still set to beat last year numbers despite the loss of sales this month. 
 
Do not worry over this month’s sales, the greater Houston area is still experiencing low-interest rates and a robust economy. I am sure the question is then why the loss of sales? It is anyone’s guess. It appears the environment is encouraging for buyers.
 
In addition, there is a rise in the median home price this month, in comparison to the previous year. According to HAR, there was a 2.9% increase from last year.
 
Interested buyers can breathe easy, inventory is up again this month. Inventory is up 4.4 months putting us slightly above the national level, currently at 4.3 months right now.

As part of Willow Fork Drainage District’s hike and bike trail program in the greater Cinco Ranch area, they are applying for funding to build two trail underpasses, one under Westheimer Pkwy west of Cinco Ranch Blvd and one under Cinco Ranch Blvd south of Westheimer Pkwy at Buffalo Bayou.
 
As part of the grant application process, a showing of public support is needed.  WFDD has posted an online petition which can be electronically signed by entering your name and email address.  Please consider supporting this effort and please pass this on to family, friends and neighbors who might be interested.  The deadline to sign the petition is July 31.

With summer upon us, there has been an increase in vandalism in the community. This includes graffiti on many of the tunnels and monuments and trespassing at the pools.

Should you see graffiti in the tunnels, parks, or monuments we ask that you report your sightings to C.I.A. Services via one of the following: customercare@ciaservices.com, www.mycincoranch.com or call the office at 713-981-9000. Please do not attempt to remove the graffiti yourself as this potentially causes more harm than good.

Cinco Ranch II has also been advised that people have been entering the pools after they have closed for the day. We urge residents to refrain from this type of activity! This is considered trespassing and you could be subject to criminal charges. Should you see people in the pools during closing hours please contact the Fort Bend Sheriff's Department at 281-341-4665.

Recently, the Westridge Creek pool was vandalized by young adults breaking in after-hours and pouring oil down the slide which emptied into the pool. In an effort to remove the oil, the pool has been emptied and refilled two times and chemical agents added to dissolve the grease. Unfortunately, it has not all cleared from the circulation system and we are continuing to work on a resolution. The slides will be closed until all of the oil is removed.

The Westridge Creek splash pad is currently operational during regularly scheduled pool hours. Upon repairs to the activator button, the splash pad will resume operations from 8:00 am to 9:00 pm.

Good Neighbor Reminder
Pet Waste
Please pick up your pet waste, everywhere, all the time! 
 
Keeping pet waste off the ground is an important responsibility held by all pet owners. If not addressed, the presence of unattended to waste can quickly become a major point of conflict amongst neighbors. In fact, it happens to be the single-most talked about problem in homeowner association and community manager board meetings across the country, and one of our most commonly received complaints in Cinco Ranch II.
 
When taking your dog for a walk, always keep a couple waste pickup bags with you. Even if you don’t expect Fido to go, you never know. It may also be that you bump into a neighbor who has forgotten a bag of his or her own and will appreciate the gesture.  Additionally, there are a number of pet waste stations located throughout the community where you can dispose of pet waste.
If you forget a bag and your dog does do his business, don’t forget about the waste, too. Head home for a bag, then go back and pick it up, OR, the pet waste stations conveniently located throughout the community are normally stocked with bags in case you forgot one.
So what’s the big deal?  Keeping pet waste waste off the ground is not just about being considerate to your neighbors and our common areas – it’s also about protecting the environment, your family and the community as a whole.
 
Dog waste is more than just a gross and unsightly mess. In 1991, it was labeled a non-point source pollutant by the Environmental Protection Agency (EPA), placing it in the same category as herbicides and insecticides.  Unattended pet waste can also harm your health. While many of us don’t realize it, dog waste often carries bacteria, worms and other parasites that can be transmitted directly to humans and make them very ill. Ringworm, roundworm, salmonella and giardia are examples of such bacteria, all of which are found in dog feces and are easily transferable upon contact. Roundworm, for example, is one of the most common parasites found in dog droppings, and it can remain infectious in contaminated soil and water for years.
 
Did you know that you can hire someone to come and pick up pet waste in your own yard?  Many services exist in the Katy area that perform pet waste removal services.  If you Google, “pooper scooper for hire in Katy TX,” you’ll find a long list of reputable businesses that do exactly – scoop the poop in your yard.  If you have a pet that regularly uses your yard, we recommend researching and considering these types of services if at times you find that you are unable to find the time to clean up the pet waste in your yard.

It’s time to start thinking about hanging lights and decking out your front yard with creative and festive decorations for the holidays.  The Beautification Committee is sponsoring the second annual Holiday Decorating Contest for all homes within CRRA2.  Due to the size of the community, the Committee will group neighborhoods into three separate sections.  Judging will be done by the Committee members starting the week of December 3rd, and one home from each section will be selected as a winner.  Winners will have a sign placed in their yard and receive a special gift.  Let your creative juices start flowing and get ready for the holiday season!
